Fire risk assessment
What affects the cost of a fire risk assessment?
Premises size, use and detail all move the price. Here is what to expect and how to compare quotes fairly.

The short answer: the price mainly depends on the size and complexity of the premises, how many people use it, whether anyone sleeps there, and how detailed the report needs to be. A small shop will cost far less than a care home or multi-storey block. Compare quotes on what is included, not just the headline figure.
What changes the price
Floor area and number of floors
More space and more levels mean more time on site.
Use of the building
Sleeping accommodation, care, education and assembly spaces take longer to assess.
Existing documents
Logbooks, plans and previous reports help the assessor work faster.
Level of detail
A simple action list is different from a full, prioritised action plan.
Follow-up support
Whether the assessor will help you close out the actions.
What a good assessment includes
A site visit by a competent assessor. Identification of fire hazards, people at risk and existing precautions. A clear, prioritised action plan. A written, dated report you can show an insurer or inspector. A recommended review date.
How to compare quotes
Ask each provider who carries out the assessment and what competence they hold, whether the report is tailored to your building, and whether they help with the actions. A very low price usually means a template report.
How often should it be reviewed?
There is no fixed legal interval. The assessment must be kept under review and updated after changes to the building, occupancy, layout or work activities. Many businesses review at least annually.
Common questions
Is a fire risk assessment a legal requirement? Yes, for non-domestic premises, under the Regulatory Reform (Fire Safety) Order 2005.
Can I do it myself? If you have the competence, you can for simple premises. Many businesses choose an experienced assessor.
