Can I do my own fire risk assessment?

Legally you can, if you are competent to do it. For a small, simple, single-occupancy premises that may be realistic. For anything with sleeping occupancy, multiple tenants, complex escape routes or vulnerable occupants, getting it wrong carries real consequences and it is worth having it done properly.

It depends on the size and complexity of the building and how many people use it. A single small unit is straightforward; a multi-storey building with several tenants is not. We look at the site before quoting rather than pricing blind.

Does a landlord's assessment cover my unit?

Accepted Answer

Usually not. A landlord's assessment typically covers the common parts. If you occupy a demise and employ people in it, you are very likely a responsible person in your own right and need your own.

Question 4

What happens at an inspection if I do not have one?

The fire authority can issue an alterations, enforcement or prohibition notice, and prosecution is possible for serious failures. Not having a recorded assessment is one of the clearest breaches there is, because there is nothing to produce.

Question 5

Do I need one for a building with no employees?

Accepted Answer

If it has common parts — flats above shops, an HMO, a block — then yes, someone is the responsible person for those parts. The absence of employees does not remove the duty.
